THE COMMUNAL SERVICE TEAM IS RESPONSIBLE FOR
- Providing and managing an Estate Caretaking Service.
- Managing our Grounds Maintenance contract.
- Managing our Hard Surface weed treatment contract.
Caretaking Service Comprises of
CARETAKING RESPONSIBILITIES
- 25 Resident Estate Based Caretakers.
- 8 Neighbourhood Caretaking Teams.
- The Handy person Team.
- High rise properties
25 Resident Estate based Caretakers who are responsible for the cleaning and caretaking of our 22 high-rise tower block estates along with 3 high density low-rise estates.
8 Neighbourhood Teams who are responsible for cleaning and caretaking enfieldhomes smaller estates situated across the Borough and they are scheduled to visit these once every 7 working days.
Handy-person team:
- Responsible for Caretaking and cleaning enfieldhomes out of borough estates once every 7 working days.
- Removing fly-tips, pressure washing bin areas and removing areas of extensive graffiti on all sites across the borough.
- They also undertake minor communal repairs which are ordered via the repairs centre and minor environmental improvements on all sites across the borough.
Service Statements
- Caretaking service statements applicable to each enfieldhomes estate were sent to all residents and were also advertised in the Enfield Housing News.
- Copies of Service Level Statements are available and can be requested at anytime by contacting the Communal Services Team using their free phone telephone number 0800 40 80 160
- The Neighbourhood Team and Estate Based Caretakers Responsibilities include:
- Sweeping and washing lifts, entrances and stairways.
- Cleaning and tidying refuse areas.
- Litter picking of communal areas.
- Removing or arranging the removal of bulk refuse.
- Checking and replacing defective communal lamps.
- Communal Health & Safety checks.
- Communal repairs reporting.
Ground Maintenance Contract
CONTRACT SPECIFICATION
- Greensward areas cut every 10 working days.
- Sheltered housing sites box mowed every 10 working days.
- Shrub beds maintained 2 x per annum.
- Hedges pruned 2 x per annum
- Grass to hard surface edged once per annum
- Leaf removal from soft surface areas once per annum at end of leaf fall.
- Tree pruning undertaken based on need and prioritised accordingly.
- Hard Surface Weed Spray
- A new nil contract was awarded in July 2008, which specifies that the contractor will maintain nil weed growth on all hard surface areas.
