TenantsInspect Our Housing Estates
FECA currently operates a 34 strong tenant inspection team in Enfield which has been set up to assess the condition of council housing estates. Unlike other inspections carried out by our housing officers, this approach is different since all of the inspectors are tenants or leaseholders of Enfield Homes.
Before becoming a volunteer inspector tenants have to undertake a 3 hour training session which takes into account all of the relevant Health & Safety issues that they may be faced with on our estates, inspections are usually carried out with experienced tenant representatives from FECA who ensure that all the residents taking part in this work have been trained and fully understand the procedures, what they are looking for and how the scoring system works.
We have been provided with professional score sheets for the internal communal areas such as floor tiles, stair lighting, window panes, cleanliness; the soft external areas such as lawns, trees, planting and shrubs; and the hard external areas such as roads, paths, play areas, garages, pipe work, gutters and graffiti, inspections take place once a month and inspectors may be rewarded for their time and effort with £20 in high street gift vouchers for each inspection they undertake.
Visits are in most cases unannounced so that inspectors can make honest judgments what they see is what they judge, the inspection scheme has so far covered in excess of 120 blocks throughout the borough resident inspectors are aiming to achieve 3* standard on all estates throughout the borough and are working with Enfield Homes to achieve this.
